Buying Land to Build? Know Your Building Eligibilities

You found the perfect acreage in the perfect location. There is a house already on the property, situated close to the road. Of course, the more ideal location for your dream home is the beautiful wooded acreage further in to the property. So you decide to keep the existing home as a rental. No problem? Well, not so fast. Many rural areas have rules about how many buildings, specifically single dwellings,  can actually exist on the property. Often, land has one eligibility. This means that if there is already a home on the property, that home is using the existing eligibility.   In order to build a new home in the woods, you need to tear down the existing home, therefore releasing the eligibility, and reassign the eligibility to the new home. Who do you ask for more information? You can start with the city the property is located in. Typically in rural areas, however, this type of permitting question is handled by the county instead. Each area, city, county is different!  It is best to call the appropriate office for help and explanation.
