Is it Up to Investors to Save Us?

There is a new initiative calling for investors to sell their rentals in order to help bring inventory to the market. In the works is a call for a federal incentive that would offer temporary capital gains relief for investors who sell to a first-time buyer or first-generation buyer. While appealing, it may not be a fit for all investors.

If you are an investor, take a serious look at your entire portfolio. Likely you review this on at least an annual basis already. So you are aware of whether your investments are on track. If they were meant to cash flow by now, are they? If not, why? Is it time to make updates? Do you have solid renters? If your investment is performing as you had planned when you began to grow your portfolio, now likely is not the time to sell. In fact, with a strong rental market, at least in the Midwest, now you may be finally reaping the benefits of the investments you have made. The market, and incentives, will ebb and flow. Remember to stay focused on your own real estate goals.
