Congratulations! You have decided that 2022 is the year to buy a home! You know what price, general area, and overall style you are looking for. But you still may be apprehensive. That is understandable considering the stories you may have heard about the 2021 market. So how can you stay on track?
First, follow facts, not rumors. Consider others’ advice with a grain of salt but stay your course.
Know your numbers. Work with your lender so that you know what monthly payment you are comfortable with. Buyers who do this last minute, or while deciding to write an offer, may miss out completely.
Be prepared for multiple offers. There are many components of an offer such as the closing date or inspection timeframes. A multiple offer scenario does not necessarily mean you have to add thousands of dollars to the offer! Understand your options (and don’t be afraid of multiples).
Navigate through low inventory. In other markets, buyers had the advantage of seeing quite a few homes and the luxury of time to compare the options. In this market, this is harder to do. Utilize your resources to really know each home that fits your search. That will make it easier to know the right home when you see it!
Stay true to your search. It is easy to get caught up in the lack of options and get anxious. (Don’t buy a one bedroom condo for your family of 4 just because it is the only home available ????).
Finally, opportunities are out there! Be patient. Be aware. Be open to options and ask questions.
