Writing Contingent? Focus in on Photos! That’s right! If you are writing an offer contingent on the sale of your home, this is just one way to make your offer stand out!

There is a lot of competition out there. With inventory of homes at an all-time low, more buyers are going after the same few homes that hit the market. That can be frustrating for buyers as they consider how to present an offer that stands out to the seller. Yes, the stories you are hearing are true. There are offers being written well over asking, no inspections, appraisal gap coverage, even sight unseen offers. How can you compete with these? And what if you need to make an offer contingent on the sale of your current home?

First consider what a seller questions when they see a contingent offer: What condition is your home in today?  Is your home ready for the market or are there ‘last minute’ projects that may take some time? What price will you be asking for your home? Is it realistic? What they want to know with a contingent offer is whether or not to take the chance on your home selling when they may have another offer that does not have that hurdle to overcome.

So why not do what you can to alleviate some of the seller’s anxieties about your offer? Show them exactly what your home features! As part of your offer, send them the link to your professional photos. Now the seller sees that you are so ready for the market that you have already cleaned out, cleared out, and made your home sparkle for the photos. You don’t have any more projects. Nothing is in the way of coming on the market as soon as the seller accepts your offer!

There are obviously many factors that go in to writing an offer. Taking photos now is just one way to get ahead of your competition. Imagine, your new home may soon be coming into focus!
